How the readiness score works.
A number from 0 to 100 that reflects your association's CondoOS workflow status. It is not a legal determination.
This is the method behind every score in CondoOS: what counts, how much, and why a gap that has sat for a month costs more than one due tomorrow. It's worked through below on Bayfront Towers.
- Structural integrity reserve study−4.5
- List of executory contracts−3
- Notice of the Oct 27 budget meeting−1.1
- Records request from Harold Kim−1.1

FIG 1Bayfront Towers · 89 on Fri Oct 9 · what each open obligation costs
What counts, and how much.
Each obligation that applies to your association has a severity from 1 to 3. Once its due date passes, it weighs more each day, up to double after 30 days. A month-old gap can't be outweighed by easy wins.
- Severity 3
- The website itself, governing documents, the budget and annual report, the SIRS and milestone inspections, meeting notices, minutes and recordings, records requests
- Severity 2
- Monthly statements, insurance, contracts and bids, other inspection reports, director certifications
- Severity 1
- Building permits
Past the due date, the weight grows
On the due date an obligation weighs its severity. Each day after adds a thirtieth, until it weighs double. Records already posted keep full credit, so only unfinished ones lose points.
Each state earns credit
Met earns full credit. So does anything due more than 7 days from now, because nothing is owed yet.

Seven floors, one per statutory area.
Each floor of the building shows the share of its obligations that are met, colored by the worst state on it. Floors are a plain count; the score is weighted.
What isn't scored.
Three kinds of obligation stay on the list without moving the number, so nothing is hidden.
Set by your association's type, unit count and number of stories. HOA-only rules don't apply to a condominium.
Minutes of a meeting that hasn't happened have no due date yet, so nothing is owed.
Listed separately, and left out of the score until counsel approves the rule.
A claimed exception counts as met and stays on the list, so it's never hidden.

It isn't an opinion that your association complies with Florida law. It measures what has been recorded in CondoOS against the rules CondoOS tracks. Your attorney decides what the law requires of you.
